The terms, plainly
What we charge for, what we do not, and the rules that keep the place pleasant. Written plainly, with the figures in.
Arriving and leaving
Check-in is from 14:00. Check-out is by 12:00.
We will hold your villa longer at either end where we can, and we try harder for guests who booked with us direct. Ask — it is free to ask, and it often works.
Cancellation
On our flexible rate, cancel free untilCancellation depends on the rate you choose — the terms for each are shown in the booking engine before you pay.
Advance-purchase and package rates are prepaid, non-refundable and non-changeable. That is the trade for the lower price, and the terms appear before you pay.
Payment
A deposit is taken at booking.
We accept Visa, Mastercard, American Express, UnionPay, JCB, WeChat Pay.
Rates include 10% service charge and 7% VAT.
We do not take a damage deposit.
Children and extra beds
Children under 6stay free in their parents' villa. Ages 6 to 11 are charged half rate.
An extra bed is ฿800–฿1,500 a night, depending on season. Cots are free — please request one when you book so we have it ready.
We offer two rates: Room Only, and one with breakfast included. Added to a Room Only booking, breakfast is ฿300 per adult.
Pets and smoking
We are not able to accept pets.
All rooms are non-smoking. Smoking is permitted on terraces and balconies only; smoking indoors incurs a ฿5,000 fee. Cannabis is not permitted anywhere in the resort, including villa terraces.
Groups
Bookings of 5 villas or moreare treated as a group and quoted separately. Package offers do not apply to groups.Tell us what you need and we will put a quote together.
Airport transfers
A one-way transfer is ฿400 per car and free on all four packages. Book at least 48 hours ahead and send your flight number.

House rules
The same card that is in every villa. Where a rule carries a charge, the amount is stated — nobody should meet one of these for the first time at check-out.
Cleaning is on request
Villas are cleaned when you ask, not automatically — it cuts waste and it keeps your villa yours. For daily cleaning or fresh linen and towels, tell reception or hang the tag outside the door.

Early check-in and late check-out are subject to availability, and we try harder for guests who booked direct.
Late check-out
Please ask by 10:00. Staying until 18:00 is charged at 50% of the room rate; after 18:00 at the full nightly rate. Leaving early is non-refundable.
Extending your stay
Book it at reception rather than online — in-house guests get a better rate. Let us know by 10:00 on the day you were due to leave.
Smoking
All villas are non-smoking. Smoking is permitted on terraces and balconies only; smoking indoors incurs a ฿5,000 fee. Cannabis is not permitted anywhere in the resort, including villa terraces.
Durian and mangosteen
Both are prohibited in the villas and on the resort grounds, and eating them here incurs a ฿5,000 fee. The smell lingers in fabric for weeks.
No cooking in the villas
For fire safety, and because the smell does not leave. Cooking incurs a ฿5,000 fee.
Damage and villa keys
Guests are responsible for loss or damage to anything in the villa, including the key. Please keep linen clear of anything that stains — fresh tattoo ink is the usual culprit — as cleaning fees may apply.
Visitors
Anyone visiting from outside must register at the front desk with photo ID and stay with the guest they are visiting.
Extra guests
Guests staying beyond the villa’s stated occupancy are charged ฿2,000 per person per night. Book an extra bed with us in advance instead — it costs less.
The pool
Children under 12 must be supervised by an adult. There is no lifeguard on duty and the resort cannot accept liability for accidents.
Facilities
The beach gym, sauna and steam room are free for resort guests. Each has its own rules posted on site — please follow them.
Valuables
Use the safe in your villa and lock the door when you go out. The resort cannot take responsibility for items lost in the villa.
Transport and activities
We are glad to arrange transport, tours and activities, but these are run by outside providers and the resort cannot be liable for injury, loss or damage arising from them.
Parking
Parking is free by the front lobby. Vehicles are left at their owner’s risk.
